The Fund

Established

The Unity Group Fund is a real estate investment fund established by a team that has been operating in the UK since 2015. They are seeking to raise upwards of £50m.

The focus

The primary focus of the Fund is identifying and redeveloping commercial real estate properties to mixed usage, across the UK with a significant upside potential.

The investment period will be 4 years (+1-year extension possible)

The Fund sets out to achieve a target minimum annualised return of 20-25% for investors. The Unity Group plans to use the funds to acquire operating real estate projects backed by physical properties or greenfield land plots with significant redevelopment potential. Investment Strategy

The Unity Group has a well-established investment strategy that focuses on buying off market distressed or undervalued commercial real estate properties already generating a strong yield, with strong potential for use and planning changes. Unity then secures the planning and develops them into high-quality assets in terms of location, infrastructure, access, and tenant pool.

Upon acquisition, The Unity Group will then look to restructure all tenancy agreements, obtain relevant planning documents and permissions, and redevelop the properties into high-quality mixed use assets. The expected holding period for each asset is 3-4 years, with distributions back to investors over the second half of the fund lifetime.

The team members have extensive backgrounds in real estate investments, acquisition, planning, development, construction, leasing, project management and selling. They have a growing reputation in the UK real estate market and have built strong networks with professionals, tenants, investors, and financial institutes across the country.
